If your letting agent offers tax services
Some letting agents offer bookkeeping or tax services and are registered with HMRC as agents. You can authorise them as a main agent, or as a supporting agent that only handles your property income. See main and supporting agents.
If they just send statements
Use their monthly statements to create your digital records, or import them if your software supports it.
Check gross rent is recorded before the agent’s fees, and record the fees as an expense.
Add any costs you paid yourself, such as insurance or mortgage interest, which won’t be on the statement.
Timing
Agent statements often arrive after the end of a month. Ask for them promptly so you have time to send each quarterly update by the 7th of the following month.
